Finding Broward County Residents
Broward County has no master list of every person at every home. Instead, its residents directory is assembled from records made for separate public duties. The Broward County Property Appraiser, or BCPA, ties a parcel to an owner and tax mailing address. The Supervisor of Elections confirms an individual registration when the required identifying facts are supplied. Records, Taxes and Treasury indexes deeds, mortgages, liens, judgments, declarations of domicile and probate-related instruments. The Clerk of Courts adds a party-name trail through civil, criminal, family, traffic and probate cases.
Choose the record that matches the question. Ownership is not the same as occupancy, and a voter entry is not a household roster. Renters, children, guests, people who do not vote and protected residents may not appear. A current name should be checked against a second independent source. Historical work also needs the date of the source because online deed coverage, printed directories and census schedules describe different moments.
- Enter an address or owner name in the BCPA property search and record the folio, situs address and tax-mailing address.
- Use the Broward voter lookup only when you have the identifying inputs it requests, then note status and precinct without treating the result as a complete household.
- Search the Official Records index under the owner's name and spelling variants to connect deeds, liens and later satisfactions.
- For a past household, consult Broward County Library phone books, directories, censuses and newspapers.
- Ask the correct custodian for material that the portal does not show. A focused Florida Public Records Law request works better than a broad demand.
Broward County Directory Offices
Three county offices form the core of a Broward County residents directory search. Records, Taxes and Treasury holds Official Records and supplies copies that are not available online. BCPA maintains parcel and assessment records and provides public help at 954-357-6830. The Supervisor of Elections maintains registration data, an individual lookup and a request route for the electronic voter file. Court files belong to the Broward Clerk, while certificates come through Florida Department of Health in Broward County or the state bureau. Send a request to the office that created or keeps the record.

Start Broward Records at BCPA
BCPA is the strongest first stop when the known fact is a Broward County address. Its record search accepts an owner name, street address, folio or parcel identifier, and sales criteria. A parcel card can show the legal owner, situs address, mailing address, legal description, sale history, assessed values, exemptions, building facts and links to maps. A folio is the county's parcel identifier. The situs is the physical parcel address; the mailing address is where tax notices go.
The two addresses can differ. Broward's seasonal owners, trusts, companies and condominium units make that difference useful, but it is still not proof of who sleeps at the property. Record the folio before moving to maps or deeds because street labels and unit formats can vary. The BCPA record-search screen shows the available entry modes.
The search screen keeps address, owner and parcel routes together, which makes it possible to pivot from a place to the name needed by other county indexes.
| BCPA field | Best use | Read with care |
|---|---|---|
| Owner name | Find parcels held by a person or entity | Try surname variants and trusts |
| Address | Resolve a street place to a folio | Unit and directional forms matter |
| Folio | Open one exact parcel | Best bridge to maps |
| Sales | Review recorded transfers | Confirm through the deed image |
Broward Deeds Need an Owner
A street address does not directly start the Broward Official Records search. First use BCPA to identify the owner, then search that name as a grantor or grantee. A grantor gives an interest; a grantee receives one. Results may include deeds, mortgages, satisfactions, liens, judgments, declarations of domicile, condominium declarations and probate papers. Each item shows an association made on a recording date, not a live directory entry.
Spelling matters. Search initials, both surname orders, hyphens and versions without accents when the legacy index may have simplified a name. Then open the document image when available. The image is stronger than an index line because it preserves parties, signatures, legal descriptions and the exact instrument language.
Key distinction: a declaration of domicile is a direct self-declared Broward residency clue, but later records can supersede it.
Current Broward Resident Directories
Current Broward County resident rolls answer narrow questions rather than listing everyone. Property records name owners. Election records cover registered voters. Official Records name parties to recorded instruments, while court indexes name parties to cases. Business and license databases connect people to filed organizations or professional credentials. None is a census of a home, and each result must be described for what it actually proves.
| Source | Who It Lists | Keeper | Access |
|---|---|---|---|
| BCPA assessment roll | Parcel owners | Property Appraiser | Free portal and phone help |
| Voter information | Individual registered voters | Supervisor of Elections | Lookup or Chapter 119 request |
| Official Records | Parties to recorded papers | Records, Taxes and Treasury | Free index; counter copies |
| Clerk case index | Parties in public court dockets | Broward Clerk | Free public search; request fallback |
| Sunbiz and licenses | Filed officers and credential holders | Florida agencies | Free official searches |
For one name, build a small evidence matrix: record, date, name form, address or county, and what the record confirms. Two current independent sources with matching middle names and geography are much safer than one commercial compilation. The full sequence is detailed in the Broward County resident lookup.
Broward Court Party Search
The Broward Clerk Case Search can be searched by party name, case number or citation, with court-type and date filters. Public results can expose a case number, party role, filing date, court division, docket events and disposition. A docket is the dated list of activity in a case. It is an index to events, not always the filed document itself, and sealed or restricted material will not appear.
Common names require care because the public party search can return up to 200 results. Add a first name, middle initial, date span and court type, then compare the result with an independent Broward record. If the viewer lacks the needed filing, use the Clerk's records-request route. The official search interface shows how the court, party and case modes are separated.
The screen is a starting index. A certified court copy must come from the Clerk, not from a screenshot or a third-party summary.
Broward Voter Records Split
The individual Broward voter lookup requires identifying inputs and is meant to confirm a registration. The broader electronic registered-voter file is available by request under Florida chapter 119. The county's current pricing states a $20 list search, a $6 USB option and Dropbox delivery for files over 10MB. That request channel is different from looking up one person.
Florida Statute §97.0585 excludes Social Security numbers, driver-license or Florida-ID numbers, registration-location data, and copying of signatures. Address exemptions and the Attorney General Address Confidentiality Program can also suppress a residence. A missing or protected entry should never be treated as proof that a person does not live in Broward County.
Broward Vital Record Routes
Florida Department of Health in Broward County provides statewide birth certificates from 1930 forward, death certificates from 2009 forward, and Florida marriage and divorce certificates after June 6, 1927. Longer statewide series belong with the Bureau of Vital Statistics. Broward Clerk holds local marriage licenses and divorce case files, which are different records from the state certificates.
Access depends on the record. Under Florida Statute §382.025, births under 125 years are confidential, while older births are public unless sealed. A death certificate without cause is available to any adult. Cause-of-death information becomes public after 50 years and is otherwise limited to eligible relatives or estate interests. Marriage and divorce certificates are public. The Broward certificate page presents local ordering channels.
The local page helps select online, mail or in-person service; eligibility and identification still control what can be issued.
Broward Deed Index Time Layers
Broward's recorder holdings reach 1883, but the web index does not search every year in the same way. Pre-March 9, 1972 documents require Search and Copy or older books. From March 9, 1972 through July 7, 1977, online retrieval depends on an instrument number, book and page, document type or date rather than a broad party-name search. Fully searchable documents begin in mid-1977, while the county overview describes 1978 forward. Images generally begin August 24, 1998.
This is an access transition, not proof that older records vanished. Plats and maps are the useful exception because they remain searchable regardless of date. An old plat can establish subdivision, block and lot, then staff can retrieve the matching pre-web deed. For copies or certification, contact Search and Copy at the Records, Taxes and Treasury office.
Broward Chapter 119 Fallback
When a county record is not online, the Broward public-record request portal routes a request under Florida Public Records Law, chapter 119 and article I, section 24 of the Florida Constitution. Ask for an identifiable record series, office, subject, address or name, and date range. The right custodian matters: county government cannot produce a city permit, and a municipal clerk cannot supply a county deed.
The portal itself is shown below. A request may be submitted without a legal argument, but a narrow description speeds a search. Inspection may be free, while copies and extensive staff work can carry lawful charges. Keep the confirmation and ask for an estimate before authorizing substantial work.
The request tool is a fallback, not a replacement for a portal that already provides the exact public index.
Broward Postal Labels Mislead
Broward County contains 31 municipalities plus unincorporated Municipal Services District areas. A Fort Lauderdale, Hollywood or Pompano Beach mailing label does not by itself establish municipal limits. Before requesting permits, code cases, business tax records or city correspondence, check the Broward GIS municipality and annexation layers. The city that created the record is the custodian.
Waterways, gated streets, condominium folios and western annexations add more traps. One street address may cover many condo parcels; an opposite street number may sit across a canal rather than next door. ZIP codes are postal routes, not government boundaries. Use folio, plat and GIS evidence to resolve the place before drawing a conclusion about a resident or sending a request.
Free Florida Name Trails
State databases can test a Broward identity without relying on a commercial people finder. Sunbiz searches corporations, fictitious names and filed officers by name, street or ZIP. DBPR, the Department of Health MQA service and Florida Bar directories verify regulated credentials. Florida's unclaimed-property database is a free name search for property held by the state, and claims go through the official program.
The Florida Treasure Hunt search is especially useful before paying any finder who promises access to unclaimed funds.
A matching name is a lead, not final identity proof. Compare city, past address and other displayed details with a separate Broward source before making a claim.
Historical Broward Resident Directories
Broward Main Library Periodicals is the countywide offline directory desk. At 100 S. Andrews Avenue in Fort Lauderdale, staff retrieve microforms, help with readers and accept out-of-area obituary or local-newspaper article requests at periodicals@broward.org. Holdings include older telephone directories and Historic Buildings Surveys. Ancestry Library Edition is available in branches, while Fold3, ProQuest Historical Florida Newspapers, NewsBank and the NSU partnership add directories, census records, newspapers and Sanborn maps.
Printed city directories can list a householder, spouse, occupation and street address. Reverse or criss-cross sections invert the arrangement and list occupants by address. Neither form captures every renter or household member. Broward was created in 1915 from Dade and Palm Beach counties, so an earlier trail may require predecessor-county catalogs. Fort Lauderdale, Hollywood and Pompano titles also predate many western planned communities. The Broward County city directory collections explain the shelf, abbreviations and year-by-year method in full.
